He/she supervises the subcontractors, vendors, and punch-out staff assigned to the projects. Duties include:   - Complete a review of all construction plans and contract scopes that are associated with the project he/she is assigned to. - Attend and/or lead weekly subcontractor communication and safety meetings that are conducted on the jobsite. - Assist and/or complete Daily Report form for submittal to the Regional Office. - Communicate to the Project Superintendent the appropriate information required to maintain job schedule updates on a weekly basis. - Ensure that all materials directly purchased by AMLI Residential Construction are verified for compliance and completeness of order as they are received in the field. - Stamp, code and process delivery tickets as they are received from shipments. Coded and approved tickets shall be delivered to Project Superintendent for his approval and submission to the Regional Office on a weekly basis. - Review and process with Project Superintendent subcontractor/vendor pay requests and payments in accordance with the processes and timeframes as outlined by accounting. - Coordinate material deliveries and distribution on site and in buildings - Ensure that building completions including the building interior and exterior punch list inspections are performed according to schedule, and that all punch work is completed in a timely manner.   Requirements: High School Diploma or GED required and a minimum 3 years supervisory experience in construction management; College degree in Building Sciences is preferred.  Computer experience in Microsoft Excel, Microsoft Project, and other business related software is desirable. Join the AMLI Development Company team as our new Development Coordinator in Atlanta. The Development Coordinator will manage development project traffic and execution from planning to completion of lease-up. The person in this role also assists supervisors by insuring that resources are identified and accessed in a timely manner. The Development Coordinator helps to manage related consultant/vendor relationships and support the development group as further outlined below.   - Coordinate the due diligence investigation on sites under contract, assist with the underwriting of the opportunity and the various presentations used by AMLI in seeking both internal and external approvals for the project. - Assist with the general oversight of new projects in the Atlanta area. - Assist with maintaining good civic and governmental relationships – understand the dynamics of the relationships. Occasionally, act as a liaison with governmental representatives and agencies regarding the entitlement and construction of the project. - Assist in coordinating all approvals including pre-construction, building permits, license agreements, LEED and sustainable energy requirements and all other city, state, and federal approvals. - Coordination of relevant in-house resources (legal, asset management, construction, marketing and property management), and external resources (architects, consultants, engineers, contractors) - Assist with project cash flows, forecasts and pro forma lease up projections. - Daily/weekly project management meeting with the VP’s to ensure all tasks you are coordinating are on schedule. Communicate to project stakeholders if there are necessary schedule changes. - Serve as a point of contact for coordinating work flow among AMLI, the VP’s and any consultant and vendor the VP’s request for purposes of schedule, file coordination, communications, and invoicing. - Manage the development files for each project. - Participate in planning and execution of annual AMC-ADC Investment Conference. - Attend lectures, panel discussions, and other learning/networking events around Atlanta and representing AMLI in front of other local stakeholders (e.g., activities with the ULI, CQG, AIA, Georgia Tech, Georgia State, etc.), all with the prior approval of the VP’s. Requirements: Bachelor’s Degree and one to three (1-3) years’ experience in project/task management or related experience and/or training or equivalent combination of education and experience. AMLI has a unique opportunity to work with Property Management, Construction and Development teams on maintenance and capital preservation issues, new construction, renovation and development activities. If you are a Self – starter who can collaborate with a variety of internal and external partners, we may have the right job for you.  In this role you will assess and mitigate building enclosure risks throughout the AMLI portfolio.   You will supervise, schedule and coordinate both internal and 3rd party building enclosure and waterproofing inspections, assessments, and repairs.  Also support/advise Development and Construction on building enclosure issues, pre and post construction.    Essential Functions: - Contract with 3rd party building enclosure consultants to provide assessments of higher-risk properties. - Coordinate and supervise internal and 3rd party building enclosure and waterproofing inspections, assessments, and repairs.  Ensure effective interpretation and follow up of 3rd party reports, reported deficiencies and/or recommendations. - Help design and manage third party testing companies during construction ensuring proper testing standards are followed and construction defects are identified and remedied appropriately. - Collaborate with Architectural Design Manager, to assist answering inquiries, including submittals and RFIs, as well as developing value-engineering ideas. - Identify and schedule areas of building enclosures that require periodic inspection and maintenance - Help establish and monitor moisture testing protocols, - Develop and update internal practices (building envelope standards, moisture testing protocols, design, material, frequency and specs) as well as identify applicable and appropriate technology tools to assist our efforts (ex. drones, IR scans, moisture-meters, reporting tools).   - Create and deliver training program for appropriate AMLI personnel including on-site, maintenance teams, as well as development and construction personnel to increase education and awareness on building envelope and waterproofing matters. Travel: Position will require some travel:  up to 40%.     Education and Experience: Degree in Building/Construction Science required. Minimum 5 plus years’ experience in Exterior Building enclosure and waterproofing.  Microsoft word and Excel, Microsoft Project, and other business related software desired.
